Advantages and Disadvantages of selecting a new home

                                                           

In the minds of many home buyers, a new home would be the first choice over a previously owned home.

 You must weigh up the advantages of  a new home versus a resale home.

    ADVANTAGES

With a new home, you can select the floor plan that meets your needs the best. Also you can select lot location, exterior elevations and interior finishing of floors, counter tops, paint colors, electrical and plumbing fixtures and other upgrades that the builder may offer.

 Some builders allow changes to room size  or location as long as there is no change in load-bearing walls or the footprint of the home.

     DISADVANTAGES

You may find that the main drawback to selecting a new home is the  waiting time for the construction period which can be anywhere from eight to twelve months.

However, in most new home communities, the builder will have a small number of homes listed as spec homes. These homes are complete except for floor coverings, counter tops, and sometimes, interior paint. These homes can be completed and usually are ready in thirty days.  The owner of a new home will have the extra cost of landscaping, but  here again they will able to create a landscape to their liking.

Building a custom home first requires purchasing a lot, obtaining an architect to draw up plans and get approval from the city, and then a builder to construct the home.  This process can range from eighteen months to two years. 

        

Custom Homes

             

South Florida luxury custom home development is certainly more challenging than choosing a resale or a new home already build, but of course there can be the rewards of having a home that fits your exact tastes and lifestyle.

There are many decisions and options available in undertaking a custom home venture, so take the time to become familiar with the widely different custom lot opportunities, builder programs, and community amenities available.

          

      

 Planned Communities

The process a custom home building usually starts by purchasing a vacant lot in a subdivision where the developer has built the infrastructure that includes all utilities, roads, common areas, and natural area open spaces.

In some communities, lots can be purchased with no time limit on when construction has to be started. Other communities have a specified time limit within which construction must start. If the developer is also building the homes, they usually start construction within a short time of the lot purchase.

The builder generally has a number of floor plans and makes modifications to the buyer requests. Some builders will allow only minor changes while others will accommodate major changes including even altering the footprint of the house.

Not Planned Communities

There are a limited amount of lots that are not in planned communities and do not have associations.    A custom home can be constructed here to whatever the owner desires and only has to comply with city ordinances.

In some custom home communities, you can hire an architect of your choice to design your home and then hire a builder of your choice. In other custom home developments, the builder will bring in the architect to design and draw the plans.

There are many luxury custom homebuilders in South Florida; some only build one or two homes per year while others build numerous homes per year  


            

Lots for Sale

In South Florida there are many lots listed for sale. Some are in planed communities that have roads completed and all utilities installed. Some of these home sites are ready to build on if the home is built by the developer. The sites are usually cleared and graded before they are released for sale.

In most communities or subdivisions certain lots have premiums added to the price due to location within the subdivision, special views, golf course location, and unique features like deepwater access. In some communities lots can be purchased and held for long periods before construction and in others there is a definite time period for start of construction.

In communities where lots are sold for custom home development the lots are on completed roads with utilities installed and are still in their natural state. There are also some lots not in any planned communities or subdivision that are on unimproved roads with limited utilities.
